Banner and Witcoff is a law firm specializing in intellectual property law. When they relocated to their new space on 13th Street in Washington D.C., they engaged OTJ Architects’ expertise to deliver a fresh updated environment. The plan features a reception area adorned with Italian ceramic tile floors, stone mosaic accent walls, and a reception desk made of lacquered panels. Another specialty detail featured by the reception desk is a display wall where company images are projected.
The law library located on the 11th floor utilizes space to its best advantage with rows of vertical as well as built in shelving.
Private offices and workstations are perfect workspace solutions to support people in a variety of settings for collaboration and productivity. Made of [maple] 3-form panels, the workstations were interspersed along the day-lit corridors.
Also lining the corridors were high density filing systems for effective information storage and organization. There are multiple conference room suites with custom eucalyptus millwork and automated shades which at the touch of a button allows you to control the amount of light entering the space. Each room also features thoroughly integrated audio-visual and teleconferencing capabilities.
The café, also located on the 11th floor, is equipped with a wide range of appliances and comfortable seating for a break during the day. OTJ designers specifically placed the café on the building’s perimeter to allow access to an outdoor terrace which beautifully showcases the skyline of our nation’s capital.

LivingSocial is one of the fastest growing companies offering daily local deals. They came to OTJ with the goal of creating an office space that would attract and retain Washington DC’s brightest employees. LivingSocial’s aggressive staff growth proved to be a huge factor in choosing their new space as well as in creating an exclusive design for it. OTJ helped these daily deal gurus to find a new space that offered both character and ample room for growth.
Two floors in a historic DC building were chosen for LivingSocial’s office. OTJ’s design maintained the structure’s historical charm as well as LivingSocials’ goal to ‘bring the city into the office’. Working with LivingSocial’s themes of urban reuse and connections, OTJ captured the appeal of local neighborhoods by designing the space to resemble DC rowhouses. To continue the theme, OTJ placed graphic metro maps on the walls and developed communal meeting spaces as ‘parks’ throughout the offices. LivingSocial wanted the space to be bike friendly, so the design also incorporated polished concrete flooring and bike storage. OTJ avoided standard office materials and construction and instead focused on finding one-of-a-kind antique furniture and local pieces to make LivingSocial a unique environment.
Every urban detail encouraged both movement and interaction within the company. Open rooms, permeable ceiling coverings, spacious pantries and game areas allow for effective and comfortable maximization of office space. OTJ collaborated with LivingSocial’s graphic designer to use company motifs and images as decor throughout the office. LivingSocial and OTJ created a design brand for their headquarters that reflects the distinct characteristics of the growing company. LivingSocial’s management team has found that their employees love the office design. The consensus is that OTJ provided a space that encourages effective functional collaboration while also providing an environment where employees feel relaxed and comfortable to do their best work.
